Register for the Short Stay Levy

If you’re involved in short stay accommodation, it’s important to understand your obligations under the new Short Stay Levy.

Who Needs to Register?

Booking platforms — and owners or tenants who accept short stay bookings directly (without using a booking platform) — must register for the levy.

If you are an owner or tenant who only accepts bookings through a booking platform, you do not need to register. The booking platform is responsible for registering, lodging and paying the levy.

Lodgement and Payment Requirements

Your reporting frequency depends on the total booking fees collected per year:

  • $75,000 or more: Lodge and pay quarterly

  • Less than $75,000: Lodge and pay annually (period ending 31 December)

You must register before the end of the first period in which you become liable for the levy.

Types of Registration

You can register as:

  • An owner (property owner)

  • A booking platform (accepting bookings on behalf of others)

  • A tenant (leasing the property under a residential rental agreement)

If you take bookings for properties you own and on behalf of others, you only need to register once — as a booking platform.

Information You’ll Need

Owners must provide personal details, booking information (including total short stay booking fees in 2024), and the date their first booking ended after 1 January 2025.

Booking platforms must register as an individual, company or trust. Information required includes ABN (where applicable), contact details, booking fee totals for 2024, and the date the first booking ended after 1 January 2025. Trusts and tenants must contact the SRO directly to register.

What Happens Next?

After registering, you’ll receive two emails:

  1. Confirmation of your registration

  2. Instructions to set up your portal password
